*Terms Apply. The 2% Listing Guarantee is available to Seller(s) who close escrow/proceed to final settlement with Monarch Realtors Inc. acting as their sole and exclusive agency in the listing and sale of California real estate. Sellers(s) must list home where as the final sales price equals $500,000.00 or more, to be eligible for the listing guarantee. Seller(s) must allow broker represent for their real estate purchase to receive the 2% Listing Guarantee. The 2% Listing Guarantee is paid by the Seller(s) and is only intended to compensate Monarch Realtors Inc. to represent the Seller(s) for Monarch's side of the real estate transaction and does not reflect any compensation for any 3rd party selling broker. Compensation for selling broker is set and agreed to in the listing agreement with Seller(s). The listing guarantee is net of any allowances or other deductions by Monarch Realtors Inc. related to the transaction. Occasionally, the buyer and/or buyer’s broker in a transaction will offer the broker representing the Seller(s) a bonus or other additional incentive over and above the cooperating brokerage commission. This must be disclosed to Seller. Any such bonuses or other additional incentives are separate and apart from the listing brokerage commission actually paid to Monarch Realtors Inc. and Seller(s) is not entitled to a rebate on any bonus or other additional incentive monies paid to Monarch Realtors Inc. over and above the exclusive listing agreement. If Monarch Realtors Inc. uses a 3rd party lead generation web service i.e. homegain.com, and where as service provider charges Monarch Realtors Inc. a referral fee of up to 40% commission, for generating Seller(s) lead to Monarch Realtors Inc., then Monarch Realtors Inc. reserves the right to cancel this guarantee and provide a maximum $500.00 rebate to Seller(s) which replaces the listing guarantee. The listing guarantee is reflective of the Sellers commitment to pay the listing broker (Monarch Realtors Inc.). The amount of the cooperating broker commission received by the selling agent will vary on individual properties. All Sellers(s) must sign a Monarch Realtors Inc. and C.A.R Exclusive Listing Agreement for minimum 180 days. Seller(s) must agree to list home in the MLS for no less than 2.5% to Cooperating Brokers participating in the MLS. Sellers must agree to hold a minimum of 4 Open Homes and 1 Broker tour during listing period. Monarch Realtors Inc. reserves the right to change or modify these terms. The guarantee is only available where permitted under state and federal law. There may be tax consequences. If you need legal or tax advice, you should consult with the appropriate professional.
